A complete pitched roof re-slate is one of the most significant investments a homeowner can make — and one that pays back for 40 to 60 years when done correctly. For residential properties across Cork, Limerick, Galway and Dublin, we specify Tegral T2-S fibre-cement slates for coastal and exposed locations (West Cork, Galway coast, Dublin Bay), Marley Edgemere or Ludlow Plus concrete tiles for inland residential, and natural Welsh or Spanish slate for heritage and period properties. Every pitched roof installation includes a full structural assessment at survey stage — we inspect rafters, purlins, ridge boards and fascia boards before pricing, so there are no surprises mid-job.
The installation itself includes a new breathable roofing membrane to BS 5534, counter-battening, tiling battens, Code 4 or Code 5 lead flashings at all junctions, and a wind-rated mechanical dry-fix ridge and dry verge system as standard. We do not use mortar-bedded ridges — mechanical dry-fix is more durable, more consistent with Irish wind exposure ratings, and maintenance-free for the life of the roof. Mortar-bedded ridges on older Cork and Limerick homes are the single most common source of storm damage we attend to. Converting to dry-fix at re-roof stage eliminates that problem permanently.

Flat roofs on residential extensions, dormers and garages in Ireland fail for one reason in the vast majority of cases: internal lap joints in older felt systems open under the constant thermal movement of the Irish climate. Our primary flat roof system for residential use is Firestone RubberGard EPDM — a single-sheet rubber membrane that spans the full area of your extension without any internal joints. We are Firestone Approved Installers, which is a condition of the 20-year Firestone material warranty. Combined with our own 10-year workmanship guarantee, you have three decades of documented protection on a system rated for 50+ years.
For trafficable flat roofs — balconies, roof terraces, bay tops — we specify GRP fibreglass, which is rigid, seamless and fully trafficable once cured. Both systems are installed with correct drainage falls (minimum 1:80 gradient), lead or aluminium upstands at all abutments, and drip edge trims at perimeters. We inspect and repair existing decks before laying any new membrane — if the deck is rotten or wet, it gets replaced. We do not waterproof over a failed substrate and leave the problem for a future homeowner to discover.

Residential roof storm damage across Ireland follows a consistent pattern: mortar-bedded ridge tiles lift first, hip and verge tiles follow, then slates slip where fixings have corroded. Named Atlantic storms — and the unnamed depressions that track across Cork and Galway between October and March — account for the majority of our residential emergency callouts. We keep EPDM patch kits, tarpaulins, ridge tile stock and standard slate sizes on every van, so first-response weatherproofing happens on the same visit as the damage assessment. Emergency call-out is €150, credited in full against permanent repair costs.

On arrival we carry out a full photographic damage assessment, make the roof watertight immediately, and produce a written insurance-compliant damage report before we leave. The report distinguishes storm damage from pre-existing wear — the distinction your insurer requires. For properties with mortar-bedded ridges that have been affected by storm damage twice or more, we strongly recommend converting to mechanical dry-fix as part of the permanent reinstatement to prevent recurrence.

Polycarbonate and glass conservatory roofs are the most common residential upgrade request we receive across Dublin, Cork and Limerick. The thermal performance of a standard polycarbonate panel is typically U-value 1.5–2.0 W/m²K, compared to 0.18 W/m²K for a properly insulated solid tiled roof. The result is a room that is unusable in summer heat and unheatable in winter cold. A solid tiled roof conversion solves both problems permanently: the room becomes thermally comfortable year-round, it qualifies as habitable space for BER purposes, and it typically increases the overall property value by more than the cost of the conversion.
We carry out the full conversion: structural frame assessment, new rafters where required, breathable membrane, counter-battens, concrete or fibre-cement tiles to match or complement the main house roof, and a Velux or fixed rooflight to maintain natural light. All conversions are insulated to TGD Part L 2022 standard and come with our 10-year workmanship guarantee. In most cases across the Republic of Ireland, conservatory solid roof conversions are exempt development — we advise on this at survey stage for each specific property and planning context.

Roof light installations are one of the most cost-effective ways to transform the quality of light inside an Irish home — and one of the most frequently done incorrectly. An improperly flashed Velux or fixed rooflight will leak within 2–5 years of installation. We install Velux, Fakro and fixed rooflights on both pitched and flat roofs using the correct flashing kits for every situation — pitched roof tiles, flat roof upstands and combination systems where the rooflight sits at the junction of a pitched and flat surface. All flashings are Code 4 lead as a minimum, formed by hand to the correct profile for the tile or slate course below.
For pitched roofs, Velux and Fakro windows are available as centre-pivot, top-hung and fixed variants across a full range of sizes. For flat roofs, we install dome rooflights, fixed frameless glass units and walk-on glass panels depending on the application and traffic requirement. Where required, we form the structural opening, install the lintel, fit the window and flash the surround completely — no separate trades needed. Victorian terraces, Georgian townhouses, Edwardian semis and pre-1900 cottages across Cork city, Limerick city, Dublin and the historic towns of Munster and Leinster require a fundamentally different approach to residential roofing. The materials — natural Welsh or Bangor Blue slate, hydraulic lime mortar, Code 5 lead flashings, timber sarking — are different. The detailing is different. For heritage residential roofing, we source reclaimed and matching natural slate to minimise the visual impact of new material on partial re-roofs and repairs. All ridges, verges and valleys on ACA or protected structure properties are completed with hydraulic lime mortar (NHL 3.5 or 5 as appropriate) rather than OPC, which is too rigid for traditional masonry and causes the cracking and re-repointing cycle within 5–10 years. Full planning compliance documentation, photographic records and material certification are provided on completion.
