Residential Roofing
in Ireland — explained.

Residential Roofing Ireland — One Team, One Standard Nationwide

Residential roofing is our core business. Recommended Roofing has been completing re-roofs, repairs and flat roof installations on Irish homes since 2019 — across Cork, Limerick, Galway, Dublin South and Dublin North. Whether your home is a 1970s semi in Limerick, a period terrace in Cork city, a bungalow on the Galway coast or a new-build in south Dublin, the roof above it faces the same Atlantic weather and requires the same quality of specification and installation. Our directly employed teams work to one standard across all five regions — no subcontractors, no simplified specifications, and a 10-year written workmanship guarantee on every job.

Residential Roofing Specification — Built for Irish Conditions

Irish residential roofing decisions are too often made on price alone — and the consequences show up 5 or 10 years later, when mortar-bedded ridges start lifting in storms, galvanised nail fixings corrode on coastal slates, or a flat roof overlay laid without checking the deck fails within 3 years. We specify for the location and the exposure: T2-S rated fibre-cement slates for coastal Cork and Galway, dry-fix mechanical ridge as standard on every pitched roof, breathable membrane to BS 5534, Code 4 and Code 5 lead at all junctions. The materials cost more. The installation time is longer. The roof lasts 20 years longer. That is the trade we make on every residential job.

Residential Roof Survey — Free, Written, No Surprises

Every residential roofing project starts with a free on-site survey that includes a structural assessment — rafters, purlins, ridge boards, fascia and gutters. We identify what is wrong and what it will cost to fix it, in writing, before work begins. No surprises mid-project, no variation orders for things we should have spotted at survey. Our five regional teams serve Cork (021 2040925), Limerick (061 788600), Galway (091 622895), Dublin South and Dublin North — same service, same standard, same guarantee in every region.

03 / Why Choose Us

Why clients choose
Recommended Roofing.

Institutional Portfolio

Trusted by Bank of Ireland & Local Authorities

We maintain and replace roofs for Bank of Ireland branch buildings throughout Munster — a contract that required pre-qualification on insurance, safety systems, quality management and financial standing. Clare County Council selected us through public procurement for public building maintenance roofing works. Midleton College engaged us for heritage campus re-roofing. These clients apply due diligence standards that validate our capability for any project.

Industry Registration

CIRI Registered — Verifiable at ciri.ie

Recommended Roofing is registered with the Construction Industry Register Ireland (CIRI) — the government-backed register that verifies competence, insurance and compliance. CIRI registration is the most reliable independent verification available in the Irish roofing market. We also maintain active membership of the Construction Industry Federation (CIF) and the Cork Chamber of Commerce.

Manufacturer Accreditation

Firestone Approved Installer — Annually Audited

Our Firestone Approved Installer status is verified annually through training audits and installation quality reviews — not a one-off accreditation. This is a condition of the 20-year Firestone manufacturer warranty on every EPDM and TPO installation we complete. We are also Tegral Certified for their Irish-manufactured slate and fibre-cement range. These accreditations are issued by manufacturers, not self-declared.

Insurance & Compliance

€6.5M Insurance. Full PSCS Capability.

We carry €6.5 million combined public and employer's liability insurance through Zurich Insurance, meeting the minimum requirements of all major facility managers, local authorities and financial institutions. VAT registered (IE4415315DH), Company Registration 782157. Safe Pass, Manual Handling, Working at Heights and CSCS certified crews. Full PSCS capability on all commercial projects. Every credential is verifiable.

Pitched Roof Installation & Re-Slating
01 New & Re-Roof

Pitched Roof Installation & Re-Slating

A complete pitched roof re-slate is one of the most significant investments a homeowner can make — and one that pays back for 40 to 60 years when done correctly. For residential properties across Cork, Limerick, Galway and Dublin, we specify Tegral T2-S fibre-cement slates for coastal and exposed locations (West Cork, Galway coast, Dublin Bay), Marley Edgemere or Ludlow Plus concrete tiles for inland residential, and natural Welsh or Spanish slate for heritage and period properties. Every pitched roof installation includes a full structural assessment at survey stage — we inspect rafters, purlins, ridge boards and fascia boards before pricing, so there are no surprises mid-job.

The installation itself includes a new breathable roofing membrane to BS 5534, counter-battening, tiling battens, Code 4 or Code 5 lead flashings at all junctions, and a wind-rated mechanical dry-fix ridge and dry verge system as standard. We do not use mortar-bedded ridges — mechanical dry-fix is more durable, more consistent with Irish wind exposure ratings, and maintenance-free for the life of the roof. Mortar-bedded ridges on older Cork and Limerick homes are the single most common source of storm damage we attend to. Converting to dry-fix at re-roof stage eliminates that problem permanently.

Flat Roofing for Extensions & Dormers
02 EPDM / GRP

Flat Roofing for Extensions & Dormers

Flat roofs on residential extensions, dormers and garages in Ireland fail for one reason in the vast majority of cases: internal lap joints in older felt systems open under the constant thermal movement of the Irish climate. Our primary flat roof system for residential use is Firestone RubberGard EPDM — a single-sheet rubber membrane that spans the full area of your extension without any internal joints. We are Firestone Approved Installers, which is a condition of the 20-year Firestone material warranty. Combined with our own 10-year workmanship guarantee, you have three decades of documented protection on a system rated for 50+ years.

For trafficable flat roofs — balconies, roof terraces, bay tops — we specify GRP fibreglass, which is rigid, seamless and fully trafficable once cured. Both systems are installed with correct drainage falls (minimum 1:80 gradient), lead or aluminium upstands at all abutments, and drip edge trims at perimeters. We inspect and repair existing decks before laying any new membrane — if the deck is rotten or wet, it gets replaced. We do not waterproof over a failed substrate and leave the problem for a future homeowner to discover.

Storm Damage & Emergency Repair
03 24/7 Response

Storm Damage & Emergency Repair

Residential roof storm damage across Ireland follows a consistent pattern: mortar-bedded ridge tiles lift first, hip and verge tiles follow, then slates slip where fixings have corroded. Named Atlantic storms — and the unnamed depressions that track across Cork and Galway between October and March — account for the majority of our residential emergency callouts. We keep EPDM patch kits, tarpaulins, ridge tile stock and standard slate sizes on every van, so first-response weatherproofing happens on the same visit as the damage assessment. Emergency call-out is €150, credited in full against permanent repair costs.

Across Cork and Limerick we aim to be on site within 4 hours of your call, 24/7. Galway and Dublin teams target 6 hours. On arrival we carry out a full photographic damage assessment, make the roof watertight immediately, and produce a written insurance-compliant damage report before we leave. The report distinguishes storm damage from pre-existing wear — the distinction your insurer requires. For properties with mortar-bedded ridges that have been affected by storm damage twice or more, we strongly recommend converting to mechanical dry-fix as part of the permanent reinstatement to prevent recurrence.

Tiled Conservatory Roof Replacement
04 Solid Roof

Tiled Conservatory Roof Replacement

Polycarbonate and glass conservatory roofs are the most common residential upgrade request we receive across Dublin, Cork and Limerick. The thermal performance of a standard polycarbonate panel is typically U-value 1.5–2.0 W/m²K, compared to 0.18 W/m²K for a properly insulated solid tiled roof. The result is a room that is unusable in summer heat and unheatable in winter cold. A solid tiled roof conversion solves both problems permanently: the room becomes thermally comfortable year-round, it qualifies as habitable space for BER purposes, and it typically increases the overall property value by more than the cost of the conversion.

We carry out the full conversion: structural frame assessment, new rafters where required, breathable membrane, counter-battens, concrete or fibre-cement tiles to match or complement the main house roof, and a Velux or fixed rooflight to maintain natural light. All conversions are insulated to TGD Part L 2022 standard and come with our 10-year workmanship guarantee. In most cases across the Republic of Ireland, conservatory solid roof conversions are exempt development — we advise on this at survey stage for each specific property and planning context.

Roof Lights, Skylights & Velux Windows
05 Natural Light

Roof Lights, Skylights & Velux Windows

Roof light installations are one of the most cost-effective ways to transform the quality of light inside an Irish home — and one of the most frequently done incorrectly. An improperly flashed Velux or fixed rooflight will leak within 2–5 years of installation. We install Velux, Fakro and fixed rooflights on both pitched and flat roofs using the correct flashing kits for every situation — pitched roof tiles, flat roof upstands and combination systems where the rooflight sits at the junction of a pitched and flat surface. All flashings are Code 4 lead as a minimum, formed by hand to the correct profile for the tile or slate course below.

For pitched roofs, Velux and Fakro windows are available as centre-pivot, top-hung and fixed variants across a full range of sizes. For flat roofs, we install dome rooflights, fixed frameless glass units and walk-on glass panels depending on the application and traffic requirement. Where required, we form the structural opening, install the lintel, fit the window and flash the surround completely — no separate trades needed. Every installation carries our 10-year workmanship guarantee alongside the manufacturer's own product warranty, which runs from 10 to 20 years depending on the product.

Heritage & Period Property Restoration
06 ACA Compliant

Heritage & Period Property Restoration

Victorian terraces, Georgian townhouses, Edwardian semis and pre-1900 cottages across Cork city, Limerick city, Dublin and the historic towns of Munster and Leinster require a fundamentally different approach to residential roofing. The materials — natural Welsh or Bangor Blue slate, hydraulic lime mortar, Code 5 lead flashings, timber sarking — are different. The detailing is different. And in properties within ACA designations or on the protected structures register, the local authority planning requirements add a further constraint that non-specialist contractors regularly fail to navigate correctly. We know these roofs and we know these requirements.

For heritage residential roofing, we source reclaimed and matching natural slate to minimise the visual impact of new material on partial re-roofs and repairs. All ridges, verges and valleys on ACA or protected structure properties are completed with hydraulic lime mortar (NHL 3.5 or 5 as appropriate) rather than OPC, which is too rigid for traditional masonry and causes the cracking and re-repointing cycle within 5–10 years. Full planning compliance documentation, photographic records and material certification are provided on completion. We work alongside conservation architects and local authority heritage officers in Cork, Limerick and Dublin where required.

08 / FAQ

Questions,
answered.

How much does a new residential roof cost in Ireland in 2026?
A complete re-roof for a 3-bedroom semi-detached home typically costs €8,500–€14,000 for concrete tiles or €9,000–€16,500 for fibre-cement slate. The exact price depends on roof pitch, materials, accessibility and any additional works such as chimney or valley repairs. We provide a detailed written quotation free of charge after a site survey.
How long does a residential roof replacement take?
Most 3-bed semi-detached re-roofs take 5–8 working days. Larger detached properties or natural slate work typically take 7–14 days. Flat roof extensions are usually complete in 2–4 days. We'll confirm the programme in writing before starting.
Do you offer residential roofing in Dublin as well as Cork and Limerick?
Yes. We have dedicated teams covering Dublin South (01 2657795) and Dublin North (01 2857328) as well as Cork, Limerick and Galway. Emergency response is available 24/7 across all five regions.
What roofing materials do you use?
We specify Tegral T2-S fibre-cement slates for coastal and exposed positions, Marley Edgemere concrete tiles for modern residential, Firestone EPDM for flat roofs, and Code 4/5 lead for all flashings. Materials are chosen based on your location and property — not the cheapest option on the day.
Are you insured and CIRI registered for residential roofing?
Yes. We carry €6.5 million public liability insurance and €13 million employer liability insurance. We are registered with the Construction Industry Register Ireland (CIRI), independently verifiable at ciri.ie. VAT registered: IE04393055LH.
What guarantee do you provide on residential roofing?
Every installation and repair is backed by a 10-year written workmanship guarantee, provided before contracts are signed. This is in addition to manufacturer warranties — typically 20–30 years on Firestone EPDM, 25+ years on Tegral and Marley products.
Can you match existing slates on my older property?
Yes. We regularly source matching Welsh, Bangor Blue and Spanish slates for repairs and partial re-roofs on period properties across Cork, Limerick and Dublin. We inspect existing slates and source material to match as closely as possible before work begins.
Do you work on occupied homes?
Yes. Most residential re-roofs are completed while the family stays in the property. We maintain a weathertight barrier at the end of each day. Internal disruption is minimal — most work is entirely external.
