The right system for your building depends on your roof area, the age of the existing substrate, your insulation requirements, any planning or BER compliance obligations, and your intended tenancy horizon. Firestone RubberGard EPDM is our primary commercial flat roof system. Manufactured as a single sheet up to 15m × 60m, it eliminates the internal lap joints that cause 80% of flat roof failures — a critical advantage in the wet Irish climate. We are Firestone Approved Installers, which is a condition of the 20-year material warranty. Combined with our 10-year workmanship guarantee, you have three decades of documented protection on a system rated for 50+ years. EPDM has been specified on commercial roofing projects across Cork city centre, Limerick's Childers Road retail units and Galway's business parks.
Installation includes correct drainage falls (minimum 1:80 gradient), rigid PIR insulation board to TGD Part L 2022 standard, lead or aluminium upstands at all abutments and parapets, and drip edge trims at perimeters. Rainwater outlets are upgraded where required. On projects over 500m², Firestone conducts an independent installation inspection — a further quality assurance step beyond our own site management. The system is UV-stable, maintenance-free in normal use, and requires no surface coatings or retreatment over its service life.

Firestone UltraPly TPO is a reinforced thermoplastic single-ply membrane with 86% solar reflectivity, hot-air welded seams and a 20-year material warranty. It is the specification of choice for commercial buildings in Dublin, Cork and Limerick where solar heat gain is a concern — data centres, pharmaceutical facilities, cold storage and buildings targeting BREEAM or LEED certification. Weld speeds on TPO are two to three times faster than EPDM adhesive bonding on large areas, which reduces installation programme time on projects over 1,000m².
TPO is installed over rigid insulation with mechanically fixed or fully adhered fixing to suit the substrate. The reinforced scrim prevents puncture from rooftop traffic and resists UV degradation and ozone. Chemical resistance makes it appropriate for commercial kitchens, chemical storage facilities and industrial buildings where EPDM would be at risk. Rainwater management, eaves detailing, penetration flashings and outlet sizing are all calculated and specified as part of the project package — nothing is left to the installer to interpret on-site.

SBS-modified torch-on built-up felt systems remain appropriate for a significant section of the Irish commercial market — typically buildings with complex roof geometries with multiple penetrations, plant equipment clusters and upstands, and projects where the full-lifespan premium of single-ply is not justified by the tenancy horizon. Two-layer torch-on (modified bitumen base layer plus mineral cap sheet) achieves a 15–20 year lifespan on a correctly prepared substrate. Three-layer specification extends this to 20+ years on flat roofs across Cork retail units and Limerick office buildings.
All our felt specifications include a vapour control layer, correct drainage falls, upstand detailing and perimeter trims. We do not apply new felt over saturated or rotten decking — the deck is inspected by core sampling and thermal imaging before any new system goes down. For buildings where the roof geometry makes single-ply installation difficult or expensive, modified bitumen remains a reliable and cost-effective specification that delivers 15 to 20 years of watertight performance when correctly installed by experienced applicators.

Standing seam aluminium or zinc roofing offers the lowest whole-life cost of any commercial roofing system — a 40 to 60 year service life, no maintenance membrane renewal cycle, and an architectural quality that flat membrane systems cannot match. It is used by architects on commercial buildings in Dublin and Cork where the roofline is visible and the specification must hold for the building's lifetime. We install Kalzip aluminium and Rheinzink zinc profiles, with concealed clip fixings that allow thermal movement without stress on the sheet.
Thermal bridging is eliminated by continuous rigid insulation board below the liner sheet. Rainwater drainage is controlled by integrated box gutters sized to current NSAI rainfall intensity standards for Cork and Galway — the two highest-rainfall commercial regions we serve. Standing seam is also the correct specification for pitches as low as 1° where conventional tile or slate cannot be used. Drainage calculations, structural loading, and eaves detailing are all included in the project package. For commercial clients in Dublin, Cork or Limerick considering a long-hold asset, standing seam is the one specification that will still be performing when the building changes ownership twice over.

Composite insulated panels — Kingspan KS1000 RW, Quinn Insulation or equivalent — are the fastest commercial roofing system for new-build and large-scale re-roofing projects. On a 2,000m² industrial unit, a three-person crew can complete the roof installation in 5–8 working days. The panel provides structure, insulation and weatherproofing in a single element, eliminating the liner sheet, insulation board and membrane sequence of a traditional built-up system. We have installed composite roof panels on warehouse and distribution centre projects in Galway, Limerick and Dublin.
Panel U-values from 0.18 W/m²K down to 0.10 W/m²K are achievable within a single thickness, meeting TGD Part L 2022 as a matter of course. Panels are manufactured to factory-controlled tolerances, site quality is consistent, and planning authority familiarity with composite panels is high across all five of our regions. Drainage design, eaves and verge detailing, wall-panel interface and rooflights are all coordinated within the project package. For industrial clients in Galway and Limerick needing weathertight shell construction on a fast programme, composite panels are the correct choice.

Heritage and institutional roofing — school buildings, civic offices, churches, listed structures and buildings in Architectural Conservation Areas — is a distinct discipline from standard commercial roofing. The materials are different (natural Welsh and Bangor Blue slate, Code 5 lead, hydraulic lime mortar), the planning context is different, and the consequences of incorrect specification are more serious and harder to remediate.
